Phantom Realty, Inc. Leasing Agent Services.
  1. Advertising property for prospective tenants.
  2. Inspect the property and make recommendation for repairs.
  3. Write lease agreement with prospective tenants.
  4. Require copy of credit report or pre-approval letter from lender (if building a home).
  5. Check employment references.
  6. Check general references.
  7. Analyze credit report.
  8. Give opinion of prospective tenant's ability to pay rent and be a good tenant.
  9. Collect in certified funds all monies due prior to move in.
  10. Do walk-through prior to occupancy and again at end of occupancy.
During the tenancy we are available to assist in various arrangements with property as:
  1. Being available for all questions from tenants.
  2. Schedule and coordinate all repairs
  3. Notification and follow-up to correct any violation from homeowners Associations
  4. Correspondence to Tenants concerning maintenance concerns, lease and neighborhood issues
  5. Handling of all complaints and inquires from Tenants and Neighbors
  6. We give personal attention to "problem" properties.
Property to be given to tenants in as near to perfect condition as possible and should be returned to owner in the same condition as received, excluding normal wear and tear. If not, agent will make all parties aware or approximate costs to be brought into stated condition. Landlord will have the right to use deposits for any necessary corrections to place the property in the same condition as given to the tenant originally, excluding normal wear and tear.
Landlord Responsibilities.
1. Check that the rents are paid.
Tenants can deposit rent directly into landlord's account or mail, landlord's choice. All rents must be no later than due date if mailed.
Landlords will choose how they wish to receive rents: direct deposits or US mail. We can discuss positives and negatives of either with you to assist you in making the best possible choice.
If rents are late, landlord will notify Phantom Realty and we will deliver a 5 day quit or pay. If tenants still have not paid the landlord may start the eviction process. Phantom Realty cannot do an eviction for the landlord. We have attorney references or landlord may file directly.
2. Repairs to property.
Phantom Realty will order necessary repairs through our various vendors. Most vendors respect our guarantee of payment and will work on a billing basis, but landlord will be responsible to have payment to various vendors within 24 hours of notice of stated billing, or Phantom Realty will no longer be able to order such repairs. Our reputation is very important with these vendors and many landlord clients love the ability to have things taken care of for them so easily.
Leasing fee to Phantom Realty is 10% of the gross rents this includes all services as listed on the addendum "leasing services", payment is made for the first year immediately after move in and renewals are paid on a yearly basis as well. Phantom Realty pays other brokerages involved in the rental immediately following move in of the tenant.
Typical fees collected prior to occupancy are:
  • rent
  • security deposit in the amount of 1 month rent
  • cleaning deposit
  • pet deposit
Rental Registration:
A.R.S 33-1902 requires the owner of a residential property to register the property with the appropriate county assessor. Failure to do so can result in civil penalty of $1,000 plus $100 for each month after the date of the original violation until compliance occurs. Landlord can register online at  http://www.maricopa.gov/assessor.
What information must you furnish the county assessor?
1. The name, address and telephone number of the property owner.
2. If the property is owned by a corporation, limited partnership, trust or real estate investment trust, the name, address and telephone number of the statutory agent, if applicable and one of the following: a. for a corporation, a corporate officer; b. For a partnership, a general partner; c. For a limited liability company, the managing or administrative member; d. For a limited partnership, a general partner; e. For a trust, a trustee; f. For a real estate investment trust, a general partner or officer.
