The Rental Process
Finding the perfect home, even if temporary, can seem daunting. We at Phantom Realty, Inc. want your transition into your new rental home to be a smooth and pleasant experience. We represent hundreds of landlords with lovely properties and will always treat all parties fairly and honestly. We require verifications and references to insure a solid relationship between the parties. If you owned a property and were looking for a tenant we believe you would want the same thorough process completed as well. Outlined below is the process you can expect to go through when finding your next North Phoenix rental home through Phantom Realty, Inc.
  1. Search our current available rentals.
  2. Contact Hans Roersma the GM of the leasing department to arrange a showing of properties you find that interest you and meet your needs.
  3. Fill out a rental application. Call our office (623) 580-1580 and we'll be happy to email or fax it to you.
  4. PhantomRealty,Inc. will run a credit and criminal report for each adult Applicant through TransUnionSmartMove (“TUSM”).It is a web-based solution that provides access to in-depth screening tools.To read more about this program go to: www.mysmartmove.com.
  5. Sign an Arizona Association of Realtors approved leasing contract and Phantom Realty addenda.
  6. Submit an earnest deposit along with your lease. Earnest deposits can vary depending on the property. (Earnest deposits are applied to deposits and rents due prior to move in.)
  7. Sign additional paperwork. Depending on the property, other paperwork might include a rental supplement, swimming pool addendum, mold & mildew addendum, a crime free addendum or your community center privileges form.
  8. We can typically complete the process in 3-4 business days providing that references and employment confirmations are confirmed in a timely manner
  9. Schedule utilities to be turned on for your move in date.
  10. Move in and walk through; upon move in and if necessary again within the first few days of your tenancy, we will do an initial walk through with you at the property. We will notate any material defects of the property and keep this on record throughout your tenancy.
  11. Prior to the end of your lease, we require 45 days written notice at which time we will make the property available for new prospective tenant viewings.
